South American Real Estate In 2026
South America's real estate sector is one of the most under-recognised globally relative to its design and delivery quality. Brazil alone produces a volume of architecturally significant residential and mixed-use work that consistently impresses international juries, while Argentina, Chile, Colombia, Peru and Uruguay each operate distinctive, increasingly mature property economies of their own. The South America Property Awards exist to globally amplify that work.
The continent's real estate context is structurally distinct. Multi-generational family-owned developer groups operate alongside fast-growing public real estate platforms, design-led boutique studios produce internationally recognised residential work, and a sophisticated luxury market clusters around São Paulo, Buenos Aires, Santiago, Bogotá, Lima, Punta del Este and Cartagena.
Recognition has meaningful commercial weight in South America. For developers raising international capital, an independent global award sits alongside track-record disclosure as a credibility signal. For luxury developers selling to global buyers — particularly across Brazil, Uruguay and Colombia's premium coastal markets — the award seal is a meaningful conversion lever. For agencies and brokers, the seal converts at the top of the funnel.

Why South American Brands Compete For Recognition
International recognition has a defined commercial role in South America. For developers raising international capital, an independent global award functions as a credibility multiplier with global LPs unfamiliar with the local market. For luxury developers selling to global buyers, the award seal is a meaningful conversion lever, particularly in cross-border premium product.
For architects and design studios, the awards function as a portfolio signal that improves cross-border competition shortlist rates. South American architectural work is increasingly competing in international competitions, and a verified international award materially improves credibility outside the home market.
Talent is the third driver. The architectural, engineering, design and sales talent driving South American real estate is increasingly internationally mobile, with the most skilled professionals choosing employers whose work is visibly recognised. Award-winning practices report stronger inbound recruitment across senior and graduate roles.
Approaching A South America Awards Entry
Strong entries are evidence-led, with quantified outcomes and a clear narrative on design, performance and impact. The jury reads dozens of entries; specific, well-quantified narrative consistently outperforms generic positioning. Visuals — photography, drawings, masterplans, renderings — carry significant weight, particularly in the architecture and luxury categories.
We recommend entering between two and four categories. A residential developer, for example, might enter Developer Of The Year, Luxury Property Of The Year and Sustainable Developer Of The Year. An architectural practice typically enters two or three project-level categories.
- Lead with the project or organisation's most distinctive idea or quality.
- Quantify outcomes — sales velocity, occupancy, certification, embodied-carbon performance.
- Address the regional context — climate, planning, mobility, community, material strategy.
- Submit independent press and case studies as supporting evidence.
- Use high-quality photography — the awards' archive is shared with international press.
Jury And Judging Framework
The South America Property Awards jury includes senior regional developers, master architects, real estate fund executives, urban planners and academic experts on Latin American property markets. Jurors declare conflicts and recuse themselves from any entry where independence cannot be guaranteed.
Scoring uses a published weighting framework. Developer awards weight financial performance, delivery and customer outcomes. Architecture awards weight design quality, technical resolution and innovation. Sustainability awards weight measurable performance and certification. Broker and agency awards weight transaction outcomes and brand credibility.
Shortlists are reviewed by a chair-led panel before announcement. Shortlisted entrants are notified ahead of the gala and receive recognition assets reflecting their placement; final winners are revealed live on the night.
Trends Shaping The 2026 South America Awards
Three forces are shaping award-grade Latin American real estate in 2026. The first is design-led residential — São Paulo, Buenos Aires, Santiago and Medellín are producing some of the most discussed residential architecture in the world, and the awards have expanded the Architecture Excellence (Residential) category accordingly.
The second is sustainability. South American developers and architects are leading on biophilic design, mass-timber, low-carbon material strategies and indigenous craft integration — material innovations that the Sustainable Property Of The Year and Sustainable Design Innovation categories now explicitly weight.
The third is cross-border investment. Latin American luxury markets — particularly Uruguay, Brazil's coastal cities and Colombia's premium urban product — are attracting growing cross-border capital, with the award seal carrying material weight in cross-border buyer decisions.
Submitting Your South America Property Awards Nomination
Nominations are submitted online via the official entry portal. Each category takes 20–30 minutes to complete and accepts written submissions, project images, drawings, videos and supporting evidence. Submissions are in English; supplementary Spanish and Portuguese evidence is welcomed and reviewed by relevant jurors.
Once submitted, entries are acknowledged by the awards secretariat and progress through eligibility review, jury scoring, shortlisting and final winner announcement. Submit at least two weeks before the published deadline to allow time for any clarifications.
Detailed entry resources, sample entries and category criteria are published throughout this site. The awards team can be contacted directly for entry consultation, particularly for first-time entrants or organisations entering multiple categories.
